As our current market cycle matures, and housing prices exceed the peaks set in 2006 and 2007, there’s tremendous pressure to use higher density to reach lower price points and expand demand, and for more than 100 years, the traditional townhome has always played a big role in this strategy.

But let’s face it — condos and townhomes (particularly the standard row house), are limited in what they can give the buyer (no yards, little private parking, tons of stairs, etc.), and the basic row house floorplan is frankly, pretty tired and predictable.

But not the “modern townhome” . . . they’re different! Inspired architects have found unique ways to increase density over standard row homes and provide totally new floorpans that come much closer to what buyers would like to have. Concepts like the Detached Condo, Townhome/Condo Combo, and Stacked Flat units designed to look like townhomes, are providing buyers with back and side yards, single level living, great light in interior units, and all at densities that match or exceed the traditional row house.

The tour will be based at the Westin South Coast Plaza Hotel at the celebrated Performing Arts Center in Costa Mesa, CA, just a stone’s throw from John Wayne/Orange County Airport and fabulous Newport Beach. The Westin is adjacent to the renowned South Coast Plaza shopping complex, one of the most exclusive shopping and dining destinations in the country (accessible via pedestrian bridge from the hotel).

Because 80% of attached housing buyers don’t really want to be in attached housing (they’d rather buy a detached home if only they could afford one), making your product strategy and product compromises even more critical to your success. Roof Decks! If you can’t given them a yard, then give them a roof deck! They’re a hit with younger buyers, and we’ll see some great examples.

Elevators — Townhome buyers (especially the booming but rapidly aging Baby Boomers) hate all the stairs in townhomes, but elevators solve this problem and you’ll see a couple of interesting examples — some as an option, and some as a standard feature.

Innovative Land Planning — You’ll see alley-loaded townhomes (and detached townhomes), garage-forward townhomes, paseo-alley programs and great motorcourt options for your high-density product. Many of the detached concepts hit double-digit densities, with one project coming in at 18 units/acre detached!

General Agenda

PHT&C’s traditional housing tours are typically staged on Thursday and Friday, and the program generally begins with breakfast on Thursday morning at approx. 8:00 am at the hotel. Our touring coach leaves the hotel after breakfast (no later than 9:15 am) each morning. Lunch is held at a nearby hotel or restaurant on both touring days. The Thursday afternoon tour generally concludes with an informal cocktail reception (as time and logistics allow). On Thursday, our tour bus returns to the hotel no later than 6:00 pm. On Friday, we typically return to the hotel no later than 5:00 pm

*Attendees must be from the same company and same division to qualify for discounts.

NOTE:  Cancellations received after Confirmation but less than 30 days from the start of the tour (the Wednesday evening prior) will be charged a cancellation fee of $395.  Cancellations received between 15 and 29 days prior to the tour will be charged a $595 cancellation fee.  No refunds will be given within 14 days of the tour (Wednesday evening prior).  Substitutions are acceptable at any time.
