Give Your Affordable Designs a Makeover for 2018!

Back in March (prior to our April High-Density tour) I noted that the market was starting to slow down.  In fact, in the last six months, new home markets around the country have slowed significantly.

As I said back in March, the slowdown could easily turn into a major correction, on a scale similar to 2006-2009, or even worse.  Why worse?

Because the underlying economic fundamentals are so much worse today than ten years ago. Prices are higher, consumer debt levels are much higher, and the Fed has little ammunition to stop what’s coming.

But you do. The ultra-luxury market will survive, because the 1% have done great the last ten years (of course, they too will want more for less money), but otherwise, only a few types of new homes will have a chance to sell against the tsunami of foreclosed or soon-to-be foreclosed resale homes that will hit the market like a hurricane…

No matter who your competition is today, within a year or so your primary competitor will be the resale owner who is upside down (or soon to be), and desperate to sell at any price. Only a few product types will be able to compete.

Three of these product types will be featured on the October 2018 Attached (& High-Density Detached) Tour. Here they are:

1.  Condos – 

The entry level market has been underserved for quite awhile, and condos will have the only price point to attract first time buyers who want new construction. But they’d better be of great design and with amenities you can’t get in that 15 year old foreclosure.

The last two years of a recovery are the glory years for condos — the first two years of a downturn you can’t give them away unless they’re really high-density and thus lower priced, extraordinarily well designed, in a great location, and offer single level living that you just can’t find in a resale market dominated by 2-story homes.

Even then, the number of condo buyers will shrink significantly.  If you think the ‘correction’ is still 2 years away, condos are the place to be.  If you think the correction is right around the corner, be extra careful with your designs!

2.  Townhomes – 

Same logic, but buyers want townhomes that look and feel closer to a single family home than your grandfather’s brownstone. They need great design, a great location, and amenities you can’t find in the resale market.  This tour will have some amazing examples.
The Orange County market has witnessed an explosion of exciting new townhome projects in the last six months, and they will be prominently featured on the October tour.  In fact, almost all of the townhomes, condos and other communities will be brand new compared to our lineup from April.

3.  High-Density Detached — 

Give buyers a new high-density detached home at the same price (or close) as the resale and they will buy new. The key is to do it right, and you’ll see some great examples on this tour, including detached condos that range from 8 to 18 units/acre.

So, there you have it — all the makings of a great, and very timely 2-day product tour.

General Agenda

PHT&C’s traditional housing tours are typically staged on Thursday and Friday, and the program generally begins with breakfast on Thursday morning at approx. 8:00 am at the hotel. Our touring coach leaves the hotel after breakfast (no later than 9:15 am) each morning. Lunch is held at a nearby hotel or restaurant on both touring days. The Thursday afternoon tour generally concludes with an informal cocktail reception (as time and logistics allow). On Thursday, our tour bus returns to the hotel no later than 6:00 pm. On Friday, we typically return to the hotel no later than 5:00 pm

NOTE:  Cancellations received after Confirmation but less than 30 days from the start of the tour (the Wednesday evening prior) will be charged a cancellation fee of $395.  Cancellations received between 15 and 29 days prior to the tour will be charged a $595 cancellation fee.  No refunds will be given within 14 days of the tour (Wednesday evening prior).  Substitutions are acceptable at any time.
